The Community Development Project Manager (CDPM) is a key member of Buffalo Neighborhood Services Corporation (BNSC)’s affordable housing and community development team. In this role, the CDPM will be responsible to manage the current development project within BNSC, and collectively work with the team on the creation of new housing developments and management of community development programs. BNSC’s work includes a variety of residential and commercial projects from small residential rehabilitations to first time homeownership opportunities through the lens of sustainability and passive housing construction concepts. BNSC’s work also includes sustainable mixed-use workforce training center, to infill and new build developments. This position requires residency in Western New York, preferably within Buffalo, New York.
- Act as point person at PUSH/BNSC for BNSC projects and co-facilitates as PUSH/BNSC representative to project lenders, funders, and investors.
- Engage project neighbors around construction issues.
- Attend regular project construction meetings and conduct regular site visits.
- Co-Coordinate work of general contractors, project architects, engineers, development consultants, attorneys, and other development professionals as applicable.
- Works with Consultants and project teams to monitor project budgets and provide budget reports to necessary parties
- Work with Finance Team and Development Consultants to prepare monthly funding requisitions.
- Works with consultants, contractors and projects team members to compile reporting of MWBE, SDVOB, and Section 3 utilization as required by funders
- Provide necessary project reporting to project funders, including City of Buffalo, NYS HCR, NYS OTDA, and others
- Assist with preparation of funding applications for project permanent financing.
- Work with Property Management team to coordinate project lease up, maintenance, and management.
- Works with consultants and projects teams to coordinate project finance closings and assemble necessary materials from PUSH/BNSC.
- Track project milestones and deliverables, and regularly update and communicate those to PUSH/BNSC Director and Staff
- Actively participate in visioning and strategizing about neighborhood development goals and
priorities, including housing and commercial development.
- Provide staffing support to relevant boards and committees.
Education and Qualifications
- Master’s degree in a related field such as Urban Planning, Law, Architecture; OR
- Bachelor’s degree and a minimum of one (1) year of required experience in architecture, engineering, construction, housing development, financing, or related fields; OR
- High School Diploma or Equivalency WITH five (5) or more years of in-field experience with construction projects; pre-development, construction, construction closeout.
Required Experience & Qualifications:
- Demonstrated familiarity with architectural blue-print reading, construction plans and specs.
- Demonstrates an interest in affordable housing and community development projects.
- Master’s degree may serve as equivalent for some of the required experience.
- Strong organization skills, including good attention to detail and follow through necessary.
- Strong writing skills; Strong Excel, Microsoft Word, PowerPoint, and budget skills.
- Skilled at establishing priorities and managing multi-project workload.
- Team player, creative, innovative, flexible & enthusiastic self-starter who can work independently.
- Willingness to participate in non-real estate related organizational initiatives.
- Bilingual/bicultural a plus
